How short-term rental income is counted

Three lanes, in order of underwriting strength:

  • Operating property, 12+ months of history: trailing Airbnb/VRBO statements support the ratio directly. The cleanest file, and the reason an established, licensed STR is worth a premium at purchase.
  • No history, long-term-rent fallback: the appraiser's Form 1007 market rent qualifies the loan as if it were a long-term rental. If the deal pencils on LTR rent, the STR upside is margin, not a lending assumption. This is the structure we recommend most often.
  • No history, STR projection: some programs accept an AirDNA-style projection with a haircut, commonly 20–25% off (a few use 70–80% of projected revenue). More down and more reserves usually ride along.

The best Texas STR markets for 2026 aren't where you think

AirDNA's 2026 market ranking put two Texas cities at the top of the entire country: Port Arthur at #1 (roughly $35,000 average annual revenue potential) and Abilene at #2 (roughly $55,000). Neither is a vacation town. Port Arthur books petrochemical-project crews; Abilene houses contractors and military-adjacent stays around Dyess AFB. Across AirDNA's top ten, average home prices near $296,000 produce yields around 14%: workforce lodging economics, not beach pricing. The lesson we draw: Texas STR demand is broader than the Galveston seawall and the Fredericksburg wine road, and the entry prices in workforce markets leave far more ratio headroom.

The traditional markets still work with the right numbers; Galveston's 15% hotel tax and $250 registration are a known quantity, and Hill Country weekends fill reliably.
