Dallas–Fort Worth DSCR Loans: Financing Rentals in the Biggest Texas Market
Program and regulatory figures verified July 24, 2026. Details change; confirm your scenario with us.
DFW is the largest investor market in Texas; Dallas ranks 14th among U.S. metros for investor purchase share — and its softening prices in mid-2026 are exactly when disciplined cash-flow buyers do their best work.
Can I get a DSCR loan in Dallas?
Yes: we lend on 1–4 unit rental property across the metroplex: Dallas, Fort Worth, Arlington, Plano, Frisco, McKinney, Irving, Garland, and the rest. The qualification is the property's rent against its full payment (PITIA), documented by the appraiser's rent schedule or your lease. Tax returns stay out of the file. The mechanics are covered in the Texas DSCR guide; this page is the Dallas layer.
The DFW numbers (dated, because they move)
Dallas home prices averaged about $469,000 in June 2026 per Redfin, down 2.0% year over year. The market has cooled from its peak, which improves entry pricing but demands honest rent assumptions. Average apartment rent sits near $1,593; detached single-family rents generally run above that. Effective property tax on non-homestead property in the Dallas area combines city, county, school, and special districts to roughly 2.2%, and that number lives inside your DSCR math. County-by-county detail: rental property taxes.
What percentage of Dallas homes do investors buy?
Nationally, investors accounted for roughly 30% of single-family purchases in 2025, and Dallas ranks 14th among U.S. metros for investor share (Houston is 16th). The entity trend is the part we find most telling: in April 2026, 31.9% of Dallas investor purchases (1,219 of 3,827) ran through LLCs or other entities. That is exactly the structure DSCR loans are built for: title vests in the LLC at closing, with a personal guaranty behind it. How that works, including the series-LLC option: LLC rental property loans.
The Dallas STR situation, honestly
You may have read that Dallas banned short-term rentals. Here is the actual status as of July 24, 2026: the City Council did pass a ban and registration ordinance in June 2023, but a court enjoined both before they ever took effect, the court of appeals upheld the injunction twice in 2025, and the city has taken the case to the Texas Supreme Court, pressing for a ruling with World Cup traffic in mind. No decision has issued. STRs operate legally in Dallas today.
Fort Worth cuts the other way. Its ban on STRs in single-family residential zoning was upheld in March 2025, and registration ($150 initial, $100 annual) applies where they are allowed. Same metroplex, opposite outcomes, which is why we re-check the litigation before every deal and keep the full picture in STR permit rules by city. If the Supreme Court eventually revives the Dallas ordinance, existing operators will want their registration and documentation ready, and long-term-rental underwriting is the conservative base case we can price today.
No pressure, no obligation, and no salesy follow-up: a 20-minute call with our team, real numbers, and a straight answer on whether the deal pencils.
Frequently asked questions
Can I get a DSCR loan in Dallas or Fort Worth?
Yes, metroplex-wide, on 1–4 unit rental property. The property's rent-to-payment ratio qualifies the loan; 20–25% down and 620–660 credit floors are typical, and you can close in an LLC. We lend in every DFW suburb, from Plano and Frisco to Arlington and Mansfield.
Is Airbnb banned in Dallas right now?
No. The 2023 ordinance banning most STRs in single-family zones was blocked by injunction before enforcement ever began, the appeals court upheld that injunction in 2025, and the Texas Supreme Court has the case now (as of July 2026). Short-term rentals continue to operate legally in Dallas while it's pending.
What share of Dallas homes are bought by investors?
Investors bought roughly 30% of U.S. single-family homes in 2025, and Dallas ranks 14th among metros for investor share. In April 2026, 31.9% of Dallas investor purchases closed through LLCs or other entities: 1,219 of 3,827 that month.
Is a falling Dallas market bad for DSCR qualifying?
Softer prices actually help the ratio: the payment shrinks with the purchase price while rents have held firmer. The June 2026 Redfin read had Dallas down 2.0% year over year. What matters is honest rent comps, and the appraiser's Form 1007 keeps that discipline in the file.
